What You Need

HOW TO SELECT A BUILDING CONTRACTOR


  • Rely on references
  • Has the builder produced structures similar to the one you are proposing?
  • How well does the builder work with architects?
  • How conscientious is the builder about meeting deadlines?
  • How long has the builder been in business?
  • Does the builder follow up after the structure has been completed? Does the builder have a record of promising more than he can deliver?
  • Weigh the price difference between proposals. More experienced builders tend to include all anticipated costs, rather than "low ball" to get the job and then come back later for more money to cover "over-runs."

Criteria for Evalualting a Builder

ABILITY - the measurement of the builder’s proposed solutions – and their capacity for executing them as planned. Does the building solution being offered fit your specific needs? Does it account for all relevant considerations, both in terms of the actual construction process and in terms of the facility’s long-term usefulness?

CREDIBILITY - Will the builder's performance match their promises? Will they stand behind their work once it’s completed? Ask for references. Talk to the builder’s subcontractors.
